Timbale Terrace

Located on the east side of Park Avenue between East 118th Street and East 119th Street in East Harlem, what is currently an NYPD parking lot will be transformed by Lantern Organization and Mega Development into a mixed-use residential building with 341 affordable homes, including 97 homes for formerly homeless households, and will host “Casa Belongo” – the new permanent home for the Afro Latin Jazz Alliance.

This $255 million project is supported by a combination of 4% LIHTC, HDC Capital, City Capital Grants awards from the Manhattan Borough President and Councilmember Yusef Salaam, and NYC Department of Cultural Affairs grant funding. Of the 341 units, 97 are set aside for formerly homeless adults and young adults while an additional 243 units will be affordable to households earning less than 70% AMI. Nearly two-thirds of these units will be affordable to households earning less than 50% AMI. Nearly 120 units are family-sized 2- and 3-bedrooms. Timbale Terrace will be 20 stories, and offer space for onsite social services, a children’s library and playroom, a fitness center, community gatherings, and 3 outdoor terrace areas at the 3rd, 8th, and 16th floors. This project will be built to achieve PHIUS Passive House certification and will include a combination green roof/solar array that produces XXX kWh of renewable energy each year.

“Casa Belongo” – the new permanent home for the Afro Latin Jazz Alliance – will become a cultural gem in East Harlem. The 21,000 square foot community facility will celebrate the history and culture of East Harlem, housing a performing arts theater, practice rooms, art gallery spaces, a recording studio, and a street-facing café and offer music education classes for children, music and dance programming for adults and seniors, and performances by local artists and performers from around the world.

Social Services

Lantern Community Services, Inc. will provide on-site supportive service programming to all Timbale Terrace tenants. Program offices will contain space for staff to conduct individual and group meetings, life skills counseling, education and employment services, and referral support. Supportive services at Timbale Terrace will provide tenants with a variety of opportunities for personal growth. Staff and tenants will work together to establish individual goal-centered service plans. Staff work will closely with the family and single adult populations to ensure they achieve their program goals such as obtaining stable employment and participating in activities designed to promote healthy lifestyles.
